Fairlawn is currently searching for a strong leader and manager to fill our Director of Residential Property Management role.
This role provides oversight of the financial and operational performance of our residential portfolios, including supporting properties and their teams in the execution of our property management process.
Today, Fairlawn's Residential Property Management division consists of 3,300 units spanning 3 Regions throughout Central Illinois and Indiana.

This corporate role will be housed at our headquarters in Champaign, IL and report to the Vice President of Property Management.
What will you do? Exemplify our core values of Be Kind, Be Flexible, Own It and Always Improve Recruit, train, manage and lead regional staff, holding team members accountable for their assigned responsibilities Analyze financial performance of properties including performance vs.
budget, communicating with Senior Leadership, Asset Management, and ownership entities as necessary Work with Asset Management, Senior Leadership, Regional and Property Managers to prepare, monitor, and implement annual operating budgets Use strong analytical and quantitative capabilities to regularly review and wide range of leading and key performance indicators, and dive deep into operations to find and resolve root issues when performance is not meeting goal Inspect properties, both with and without Property Managers, and identify any deficiencies.
Prepare, recommend, and implement plans for resolution.
Regularly update Senior Leadership regarding operating issues and planned resolutions Work cross-functionally:
form relationships, collaborate and problem-solve issues with other departments as needed (e.

, Talent Management, Marketing & Sales, Facilities Management, Acquisitions, Project Management, Accounting) Be proficient and oversee Fairlawn Property Management Operations Processes for the residential portfolio which include:
Leasing & Sales Have an expert-level knowledge of lease terms, specifications, and policies Ensure clear operational standards and accountability as it relates to frontline operations including answering calls, scheduling appointments, greeting visitors, showing residences to prospective residents, and completing any necessary paperwork Review and oversee marketing strategies for the properties and regularly update senior leadership on performance and recommended changes based on performance.
Resident Services Provide guidance on escalated resident issues and work closely with Regional and Property Managers to interpret and enforce lease provisions Oversee leasing administration including oversight of lease templates and the renewals process Maintenance & Services Ensure clear accountability and execution on the work order process and follow-up standards Understand facility needs for the properties and provide escalated support on points of contact for assistance via Maintenance, vendor, and Project Management contacts Ensure teams are prepared to handle unit turns and deliver units on time; especially during peak turnover times (July - August) Accounts Receivable Oversee resident accounting tasks such as rent collection, posting rent, and preparing deposits Have an expert level understanding of tenant ledgers and ability to communicate financials with other Fairlawn Team Members Review and approve invoices for timely payment Interact as necessary with contractors and local government officials (police and fire, building inspectors) Audit leases, resident files, and move-in paperwork to ensure accuracy and completion Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training) Pivot, roll up your sleeves and jump in where needed! Have an undergraduate degree (preferred in a relevant discipline including finance, marketing, business, economics or engineering) Have at least 10 years of growing experience in a professional setting with a minimum 5 years experience in property management Have a proven record of successfully building and leading large teams with a minimum of 5 years experience as a People Manager Have strong understanding and experience with budgets and overall financial reporting, with an ability to analyze large amounts of data and extract operational improvement opportunities Demonstrate the ability to review data and find patterns, trends, and outliers; brainstorm new ideas; and make decisions on what solutions to implement Are proficient with relevant technology and can easily adapt to changing technology (i.
