We are seeking a highly motivated Team Lead - Grounds & Custodial Services to join our awesome C-U Maintenance and Services Team here at Fairlawn! The ideal candidate will embody Fairlawn's core values:

The overall objectives for this role will be to lead a team of Grounds & Custodial Technicians and ensure all assigned grounds and custodial services activities are being addressed in an organized, high-quality, and efficient manner while providing top-notch customer service.
The ideal candidate will have superior attention to detail, be ambitious, and self-motivated to directly handle a wide range of grounds and custodial activities.

Responsibilities:
Yes What will you do? Exemplify our core values of Be Kind, Be Flexible, Own It and Always Improve Oversee and manage the grounds, custodial, and general labor operations for assigned properties throughout the Champaign-Urbana Metro area Lead & manage a team of grounds and custodial technicians which includes coordinating and assigning work, prioritizing tasks, and allocating responsibilities between staff and self accordingly Directly handle a wide range of tasks including cleaning, turf care, landscaping, and general labor; recommend outsourcing tasks to external vendors as necessary Receive furniture, fixture and equipment (FF&E) requests, coordinate office and multi-family installations and oversee furniture/equipment moves and related activities.
Train a team of technicians to ensure that they are equipped with the necessary skills and knowledge to perform their job duties effectively Assist team with troubleshooting and identifying issues both remotely and in-person Work closely with other departments to ensure timely completion of projects.
Hold team members accountable to ensure job standards are met Comply with all Fair Housing laws, OSHA regulations and any applicable laws regarding health, safety or environment Follow company policies regarding gaining necessary approvals for any large maintenance or capital tasks/expenditures Pivot, roll up your sleeves and jump in where needed! Who you are - We'd love to hear from you if you:
At least 1 year of relevant experience successfully supervising a team (Preferred) At least 5 years of building (residential or commercial) grounds or custodial experience Have experience coaching and mentoring other team members Familiarity with LOTO (Lockout/Tagout) protocols and safety regulations.
Comfort using a variety of computer applications required (e.
g.
Microsoft Office Suite) Experience with property management software preferred (e.
g.
AppFolio, Yardi, Propertyware) Excellent written and verbal communication skills Superior attention to detail, high energy and positive attitude Ability to work independently and also to work closely with other team members Embody our core values:

Valid driver's license w/ at least 2 years of driving history Availability to work longer hours and weekends during prime leasing season and turnover Ability to arrive to the property within 40 minutes for emergencies when on call Availability to be on-call and assist in after-hours emergency situations Must be able to complete the physical functions of the Must be able to perform the physical functions of the position, not limited to:
