Summary:
Fox Development Corporation (FDC) is a leading real estate development firm in Champaign-Urbana, IL, specializing in premium office and retail properties.
Our properties include the Research Park at the University of Illinois, Corporate Center and the Shoppes of Knollwood.
This position serves as a customer service and administrative liaison between Fox Companies and its tenants and vendors, as well as manages and directs Repair and Maintenance and Landscaping team members and operations to ensure properties are perfectly maintained.
Responsibilities:
Field and respond to tenant requests.
Manage, complete, and assign work orders from repair and maintenance database, alert appropriate personnel when issues or delays occur.
Investigate work order requests to resolve tenant and property issues and assign to appropriate R & M staff or vendors.
Update/maintain tenant and vendor contact database; train tenants and vendors on the use of work order database and enforce the use of database.
Update/maintain key log for FDC managed properties.
Responsible for grounds and maintenance team and upkeep of all FDC owned, leased or managed properties Learn and manage all buildings, facilities and systems in each (including but not limited to:
HVAC, roofing, plumbing, electrical, painting, and alarm systems) Self-perform all maintenance issues that can be performed in house, reducing and limiting dependence on outside vendors Manage vendor relationships on projects that do require the use of an outside vendor Set and oversee preventative maintenance procedures Monitor and maintain par levels of all parts, paints and tools needed for R & M and Landscaping department Be available for weekend and on-call hours to handle after-hours service requests Participate in and manage monthly property inspection walk-throughs and punch list walk-throughs General administrative duties, database and Excel entry and maintenance, project proposal and pay packet generation and completion Be available for weekend and on-call hours to route after-hours service requests Earn and maintain a current real estate broker's license (company subsidized) Track and enter hours for grounds and repair and maintenance staff Work with management/accounting staff to integrate work orders and invoices; allocate invoices to correct building, landlord or tenant Other duties as assigned Skills Needed:
Customer service orientation Excellent oral and written communication abilities 2
years previous Property Management, Repair and Maintenance, or Construction experience Must have valid driver's license; personal vehicle preferred but not required Administrative and computer skills, as well as knowledge and experience with Microsoft Office suite of programs, work order database systems Strong problem assessment and problem-solving skills Flexibility and adaptability in priorities, tasks, and schedule Organizational and leadership skills A self-starter able to develop, document, and implement new processes Work with minimal supervision Highly organized with attention to detail and accuracy, strong time management skills Capacity to manage and adapt to changing priorities Ability to work collectively with others to complete projects Professional appearance For full time employees, Health benefits package, 401(k), and paid vacation are offered.
