Responsibilities include (but are not limited to):
Perform daily preventive maintenance to ensure that building systems operate efficiently, machines continue to run smoothly, and the physical condition of buildings does not deteriorate.
Repair or replace defective equipment parts using hand tools and power tools, and reassemble equipment.
Replace filters, and perform other maintenance actions as assigned.
Record maintenance and repair work performed.
Maintain records of scheduled maintenance procedures.
May operate a computer that controls and monitors mechanical equipment and utility systems.
May install computer cable.
Repair electrical equipment and control circuits; replaces faulty electrical switches; repairs refrigeration equipment.
Perform electrical and plumbing repairs.
Perform carpet cleaning and stain removal.
Perform some furniture repairs.
Perform small painting and drywall repair tasks Proactively identify areas that need upkeep and inform the supervisor.
Maintain outdoor furniture and fixtures.
May perform outside custodial duties such as snow removal, raking, cleaning, and sweeping litter as required.
May perform minor repairs and maintenance procedures on outdoor equipment.
May obtain estimates for supplies, repair parts; orders parts as needed.
Responds to emergency maintenance requests as required.
On-call for after-hours emergencies, evening and weekend availability
Qualifications:
High school diploma/GED required.
Experience in operating a variety of equipment; various carpentry, plumbing, electrical, and lawn tools and hand tools.
Is required to operate a motor vehicle.
Basic knowledge and experience in carpentry, plumbing, electricity, and mechanical tasks.
Be able to work indoors and outdoors in a variety of temperatures and conditions.
Primary Physical Requirements:
Lift up to and sometimes over 50lbs.
Employee must seek staff assistance or use appropriate lifting devices when lifting or carrying items over 25 lbs.
Reach above shoulder height, reach at shoulder height, and reach below shoulder height, and push/pull.
Can use Hands:
grasp, handle, torque, and use of fingers.
Can twist, bend, crawl, squat, kneel, crouch, climb, and balance.
Can talk, sight, taste, smell, and hear.
Hospitality experience a plus.
Excellent communication skills.
Demonstrate on an ongoing basis the ability to develop and maintain good working relationships with co-workers and other departments.
Ability to work well with minimal supervision.
Ability to multi-task, with strong organizational and time management skills.
Ability to prioritize tasks and follow procedures.
Solid judgment and ability to resolve conflicts effectively, and operate effectively in stressful situations.
Mature, with good judgment, detailed oriented, friendly and responsible.
Must be willing to work weekends and holidays if needed.
